Construction Management Beyond the Job Site
Many projects become delayed long before construction begins — during zoning review, permitting, engineering coordination, conservation approvals, or condominium conversion planning. I manage those moving parts directly to help clients avoid costly delays and fragmented communication between consultants, contractors, and municipalities.
My experience includes Zoning Board approvals, historic district coordination, Green Factor compliance, flood resilience planning, condominium master deed coordination, and complex building envelope remediation throughout Greater Boston and the Berkshires.
3-Unit Residential Condominium Development
Cambridge, Massachusetts
Complete demolition of an existing structure followed by the ground-up construction of a three-unit residential condominium building with a fully finished lower level. I coordinated permitting, excavation, structural work, inspections, MEP systems, vendor scheduling, and final project closeout across more than 30 subcontractors and trades.
The project required Green Factor compliance, flood resilience coordination, and stormwater management approvals. Systems included Mitsubishi heat pumps, spray foam insulation, fire suppression systems, EPDM roofing, Hardie siding, architectural window systems, and custom interior finishes throughout.
Rooftop Deck & Structural Roof Restoration
South End, Boston
I managed a full rooftop restoration project for a historic South End condominium association involving complete roof membrane replacement, structural rooftop deck reconstruction, and penthouse envelope remediation. The project required careful sequencing across roofing, carpentry, waterproofing, and finish contractors while maintaining building protection throughout construction.
The scope included EPDM roofing systems, structural deck framing, custom flashing integration, composite decking installation, and long-term warranty coordination across multiple vendors and trades.
Subgrade Residential Unit Creation & Structural Buildout
South End, Boston
This project involved the conversion of unfinished basement space within an active South End multi-family building into a fully permitted residential condominium unit. Work included structural masonry repair, concrete slab reconstruction, electrical upgrades, plumbing systems, HVAC integration, architectural lighting, and custom finish installations.
I coordinated the architect, permit process, inspections, utility systems, and final occupancy approvals while overseeing all construction phase logistics from demolition through completion.
Victorian Multi-Family Renovation & Condominium Conversion
Cambridge, Massachusetts
A full gut renovation and condominium conversion of a Victorian three-family property involving complete infrastructure modernization, floor plan redesign, common area coordination, and legal condominium conversion documentation.
I coordinated renovation planning, GSF calculations, architect collaboration, permitting, master deed coordination, registry filings, and project oversight across all phases of redevelopment.
Two-Family to Condominium Conversion & Renovation
Somerville, Massachusetts
I managed the complete conversion of a two-family residential property into two independent condominium units including renovation oversight, municipal permitting, legal coordination, and final registry recording.
The project modernized the property infrastructure while allowing long-term ownership retention of one renovated unit and strategic disposition of the second unit as part of the overall investment plan.
Condominium Forensic Investigation & Full Remediation
Brookline, Massachusetts
I was retained by a condominium association facing extensive construction defects involving roofing systems, siding failures, structural deck framing, HVAC deficiencies, water infiltration, and building envelope breakdowns tied to original developer construction.
My role included forensic investigation, remediation planning, vendor management, phased reconstruction sequencing, reserve planning support, and technical coordination with legal counsel throughout the remediation process.
Condominium Infrastructure & Code Remediation
Medford, Massachusetts
I was retained by a condominium association experiencing ongoing water infiltration, drainage failures, and mechanical deficiencies impacting critical building infrastructure and reserve planning.
The project included subgrade drainage coordination, sump pump system upgrades, electrical improvements supporting commercial pumping systems, fire suppression coordination, localized envelope repairs, and targeted remediation strategies designed to stabilize the property without unnecessary large-scale demolition.
1852 Three-Unit Brownstone — Full Historic Restoration
Charlestown, Massachusetts
Complete restoration and modernization of an 1852 three-unit brownstone requiring extensive structural rehabilitation, historic preservation coordination, and full building system replacement while preserving the original architectural character throughout the property.
The project included facade restoration, staircase reconstruction, fireplace restoration, original wood window rehabilitation, complete MEP modernization, and full code compliance upgrades across all three residential units.
